You select the home you wish to purchase. You can choose any home listed by a real estate agent, For-Sale-By-Owner, New homes - basically any home that is for sale listed on our lease purchase home listings and we will assist you in procuring the property under the lease purchase program. |

You - the buyer - need to be prepared to put have a 5-10% down payment, pay for pre-paid items (i.e. property insurance, prorated property taxes, renters insurance, etc.), the first month's rent and have REASONABLE credit. You should also be able to afford the anticipated monthly payment. That is it! As simply as that. |

Ask about the investor group program - at times we have outside investors who will PURCHASE the home and sell it to you via a Lease Purchase Contract. On these type of deals, the sales price on your Lease Purchase home will be 20% above the current listing price and you the buyer need to be prepared to have a 10-20% down payment. All Lease Purchase contracts will provide you 12-24 months to close on your home purchase. |
